A Stunning Derbyshire Conversion, From Tired Farmhouse to Dream Home

We’re thrilled to reveal one of our latest transformations - the complete conversion and extension of a dilapidated farmhouse nestled in the Derbyshire countryside. This once neglected property is now a truly special family home, full of warmth, character, and contemporary luxury.


Our brief? To breathe new life into the tired building while respecting its countryside character and making it work for modern family living. It was a challenge our Head of Design, Dan, took in his stride and the final design speaks for itself.

Why Farmhouse Conversions Are Worth It

Old farmhouses have incredible potential. Their bones are often solid, they tend to come with generous plots, and they ooze heritage character. With thoughtful planning and a good team behind you, a farmhouse conversion can result in a truly one of a kind home.


This particular project was no exception. We collaborated closely with the client to develop a scheme that carefully balanced open plan living with more intimate, cosy areas. The original farmhouse had fallen into disrepair, but our design focused on reintroducing natural light, improving spatial flow, and making the most of the surrounding views.


From reconfiguring the internal layout to designing a bold new extension, every decision was led by both lifestyle needs and aesthetic integrity.


Tips for a Successful Farmhouse Conversion

Thinking about converting your own rural property? Here are a few insights we’ve picked up over the years.


  • Embrace the original features - Stonework, beams and fireplaces add instant character. Work with them, not against them.

  • Don’t skip the survey - Older buildings often come with quirks. A thorough structural survey is a must before planning begins.

  • Mix old with new - Pair period textures with clean modern finishes for a space that feels rustic but fresh.

  • Think about flow - Farmhouses often have lots of small rooms. Consider whether open plan layouts or glass links could enhance light and flow.

  • Get your permissions early - These types of projects usually require planning consent and may be in conservation areas. It’s best to start early and get expert help.

  • Visualise it - Our clients find 3D CGIs a game changer. They take the guesswork out of the design process and help everyone visualise the end goal.


The Finished Design

The finished proposal features a striking stone exterior, heritage windows, and carefully selected landscaping that ties the house back into its rural surroundings. Inside, we’ve created elegant modern interiors with a timeless palette - warm neutrals, rich greens, natural textures, all designed with day to day life in mind.

We also made smart use of space, including a vaulted master suite with countryside views, a luxurious family bathroom, and a sociable open plan kitchen diner that leads straight out onto the garden.


The kitchen features classic shaker style cabinetry with a contemporary twist. The units are finished in a rich, forest green with panelled fronts and brass cup handles, giving a timeless yet modern feel. The large central island offers ample storage and prep space, while its bold colour anchors the room beautifully against the lighter wall cabinets and marble-style worktops.

One standout design detail is the built-in curved breakfast bar. Neatly integrated into the island, it includes an upholstered bench and circular table, making it a practical, sociable hub for family life. It’s a space saving, family friendly alternative to the traditional ‘breakfast bar’ - perfect for everything from kids’ homework to morning coffee.
